The Home has Experience: This cozy home has an awesome 100 year track record and a bright future. It has withstood everything that the Pacific Northwest weather has dished out for an entire century. The worst winter storms have not disturbed its warmth and charm and it obviously has the strength to withstand the test of time. This beautiful home has something to offer you that no new house has... experience... 100 years of sheltering families and still going strong! You can rely on it to shelter your family and your possessions. The Structure: 2 Bedrooms, 1 Bath, Utility room, Kitchen and Dining room, huge Living room, large covered front porch The original structure was built in 1906 with what is now the living room and utility room as the entire home! The Kitsap County Tax Assessor indicates that the house was built circa 1940... I believe that coincides with the completion of one of the major additions. There have been 3 additions to the internal space over the years since 1906 bringing the floor space to 931 square feet according to our Assessors records, plus an unfinished partial basement utility service area of about 8 x 16 feet and a 10 x 10 covered front porch and a 10 x16 rear deck. There is a 12 x 18 storage shed and shop building at the rear of the driveway with a 10 x 12 x 4 foot high storage loft under the barn styled roof. The first addition was the front bedroom with the corner windows in the right hand corner of the first photo above. The second addition was the master bedroom and the bathroom. I believe it was added during the late 30s or early 40s. The last addition to the living space was the kitchen and dining room and was most likely done during the World War II years with available materials. The living room and front bedroom walls and ceiling were plastered in the style of the day when the addition was done. Both of these rooms have beautifully coved ceilings and edge grain fir hardwood floors. There is an elegant archway between the living room and the kitchen / dining room areas that is one of the central focal points of the house. The partial basement and the outbuilding and decks were completed in 1979. The forced air furnace and hot water tank are both located in the partial basement utility space. In 2004 there was a major cosmetic upgrade on the house. The edge grain Fir hardwood floors were all stripped, sanded, repairs made as required and stained lightly with a rich Cherry stain then refinished with several hand-sanded coats of Minwax Polyurethane gloss finish. These beautiful floors are what installers call "distressed"... a look that can only be achieved with the character formed by years of experience adding to the charm and beauty of the home. The bathroom and utility rooms both have had ceramic tiled floors laid. The master bedroom is the only carpeted room in the home. There is a 4x4 ceramic tiled "wet area" at the front door entry way... A great place to The kitchen has been remodeled in the last 2 years with cabinets removed, sanded and refinished inside and out and then reset, new counter tops and backsplash, new dishwasher, new stove and range hood, new refrigerator, a new deep well double stainless steel sink and fixtures, new fluorescent lighting, refinished edge grain fir hardwood floors, new vinyl framed insulated window, and a new garbage disposal. The kitchen layout is very efficient. Lots of cabinet space even for a family of 5! There are lots of outlets on the counter tops with separate electrical circuits for lighting, dishwasher, garbage disposal, refrigerator, and 3 separate circuits for the counter top outlets... you can run every appliance you own in this kitchen and never overload a circuit breaker! Major remodeling was done to the whole house in 1978 with all major utility systems upgraded to the current code. A new 200 Amp electrical service and breaker panel and all new copper wiring were installed at that time. All new plumbing with copper water supply pipes and ABS plastic waste pipes were installed as a part of this remodel. A new oversized high pressure plastic water main from the house to the water meter at the street was installed at this time also. There were new insulated windows installed along with new roofing and siding. The old front porch was removed and a new covered front deck was built. The kitchen was remodeled with a new floor plan and all new cabinets. The shop/storage shed outbuilding was built and wired for telephone and a 30 Amp electrical service with 220 Volt and 110 Volt power available. |
